Buying a home is a monumental decision, and it’s not one to be taken lightly.

As a home buyer, it’s your responsibility to make sure that your new home is free from any defects, or at the very least, be aware of them. This will give you an edge during negotiations, and peace of mind when you finally settle in.

A certified home inspector will tell you all you need to know about a house, from a crack on a chimney chase to unseen moisture in the floor.

Resale Homes

Whether it’s a young suburban bungalow or a rustic townhouse, Brian’s on the job. The most common type of inspection, resales typically take a few hours to complete.

The primary focus of any home inspection is to inspect and report on the five major systems of a home – Structural (Roof and Foundation), Electrical, Plumbing, Heating / Air Conditioning, and Interior. Brian will also inspect other aspects of a home, including chimneys, porches, attics, and garages.

Brian’s inspections take a little extra time to offer advice on various repairs and points of concern.

 

Newly Built Homes

The Fort McMurray area is experiencing record growth, both as a result of post-wildfire construction and natural community expansion.

You may not think a home inspector is very useful in a newly built home, but in reality, they’re very important, especially if the inspector has construction trade tickets.

Many sub-contractors are involved in the construction of a new home, so making sure every installation is perfect ends up being very challenging for the builder. Even the best have at least one fault. Brian, as a professional home inspector, can provide an independent second opinion that assists client and builder to identify deficiencies in all aspects of a home that may have been overlooked.

 

Townhomes/Condos

There’s a huge variety in the quality of townhomes and condos in our region. Brian has inspected many townhomes and condos over the years and found that some are built better than others, regardless of age.

It’s not enough to inspect your unit. Brian walks around the building to look for problems. Inspections are a must for any townhouse or condo purchase.
